What does a new build cover?
If you’ve heard the term ‘new build’, you might wonder exactly what it means and which properties it covers. Put simply, 'new build' covers anything built brand new, from scratch, as opposed to the renovation of an existing home.
A new build home might be a standalone project, or it might be developed as part of a wider site with multiple homes. The land might be a previously vacant plot or the developer might demolish an existing building first (sometimes if it's dangerous or beyond repair).
How much flexibility do new build homes offer?
If you're looking for a new home that is already planned or in the process of being built by a developer, there may be some flexibility in terms of choice of finishes and other specifications. In these cases, developers will use their own architects and produce designs themselves prior to build and generally wouldn't be looking to collaborate extensively with future homeowners.
If, on the other hand, you have a plot of land you'd like to develop or you'd like to redevelop from scratch your home or a house you've purchased, you might engage the services of a developer who can work with you to craft the project to the required structural specifications and building regulations, as well as taking into account your needs. It's possible they'll work with an architect you've engaged separately, but often they would have useful connections themselves to engage a proven, experienced architect for the project.
